How do I reserve a parcel?

Click Reserve on the listing and complete the secure payment for the down payment and document fee. We then guide you through the paperwork.

What is owner financing?

The seller acts as the lender. You pay the down payment, then fixed monthly payments directly to us over the term shown on the listing. No bank is involved.

Do you run a credit check?

No. Approval is completing the reservation and signing the purchase agreement.

What is the document fee?

A one-time administrative charge that covers preparing the purchase agreement and related paperwork. It is listed on every parcel and is not recurring.

Can I pay the property off early?

Yes. There is no prepayment penalty. The purchase agreement spells out how an early payoff works.

When is the deed transferred into my name?

After the final payment for owner-financed purchases, or after the full cash payment. The county records it and issues a recording number.

Can I visit the parcel first?

Yes. Every listing includes GPS coordinates you can open in a mapping app.

What can I do with the land?

It depends on the county's zoning, which is listed on each parcel. Most allow residential use, recreation, camping, and RV stays. Check with the county before building.
